6 Reasons Your House Isn't Selling.
 
Things to consider... Price, Location, Marketing/Advertising, Terms, Condition of the property and Current Market Factors. If not kept in perspective, any one of these issues can compromise the chances of your home selling.

1.) Price: Is your home priced competitively within the current market comparables? How is your competition priced, and are they offering incentives? What is the pricing trend in your area?

2.) Location: Obviously this is something that you can't change. However, these factors should be taken into consideration when determining the price of your home...is your home located on a busy street, not in a residential setting, or has some other negative surrounding feature?


3.) Marketing/Advertising: Whether it's in person, in print, or online, the more prospects that see your home the more chances you have to sell! Internet advertising is crucial, 8 out of 10 home buyers start their search on the internet. Your home should be in front of as many people as
possible!

4.) Terms: The terms of the sale are key. First of all, how easy is it to show your home, do you have restricted days or hours that your home can't be shown? Are you asking for a rent-back or long escrow? Make your home easy to show. Try not to have any deterring conditions.

5.) Condition of your home: How does your home show? How's the curb appeal? Does your home need paint, flooring, a new roof, de-cluttered, or landscaping etc? Try to look at your home as if you were a Buyer seeing it for the first time.

6.) Current market conditions: Are prices headed up, down or just
stabilizing? How is your markets inventory? How many homes are available that fit your homes criteria? What is the average days on the market? Are interest rates on the rise? "Supply and Demand" is always a factor.
